This letter is to inform you that we are in the process of establishing an Interim Homeowners Association at Lake View, Jumeirah Lake Towers. This association will help manage a number of issues such as service charges, building management/maintenance and internet connection etc. We hope that the association will be legally recognised within the next few months, once the Strata laws have been finalised by RERA.

A. Your Benefits
Faster response regarding all issues relating to Lake View and the master developer DMCC (one strong unified voice).

B. What do you need to do?
Forward your full name (and also that of the legal owner from your tenancy contract even if you are not the legal owner).
Also your unit number/telephone number and e-mail address.

C. Why is this information required?
So we can build the names/details into an owner’s database.

Damac have been under lots of pressure from the media recently and it appears other Damac owners have already taken a stance by forming their own Interim associations. So I emailed Damac advising them of all the issues and that I didn't want a robotic reply back. But guess what I got? 

 


Further to your query, please see below a list of FAQ’s that might help answer the questions you have raised.

 

Is this my final invoice before handover?  No, this was your final installment; you will be receiving your final invoice in the coming weeks.

 

Why am I only being informed of this variation right before handover? Our quantity surveyor only conducts this exercise for area variation closer to the completion of the project, therefore this information is generally sent along with the completion notice.

 

Will you be sending me a revised floor plan? The as-built drawings will be made available soon; we should be able to give this to you at the point of handover.

 

How was the area measured? This was done based on The Royal Institute of Chartered Surveyors guidelines (RICS); the measurements were taken from the outer wall to the outer wall and the centre of the common walls.

 

Were the common area’s included? No

 

Can we carry out our own survey to measure?  Yes you can, after handover has been completed. You can have a quantity surveyor measure your unit and submit their findings to us, if there is a case of any discrepancies in the measurements, DAMAC will look into this immediately.

 

Why can I not carry out this measurement before handover? At this stage, all owners are required to clear outstanding balances and take possession of their unit. As mentioned above, you can carry out this exercise once handover is complete.

 

Why have I incurred penalties?  Please refer to your SPA in regards to penalties.  As an example, they will occur for a delay in payment outside of your payment schedule or if you have requested a payment extension.

 

What is happening with my compensation for the delays? Any compensation amounts you are entitled to, will be adjusted to your final invoice.

 

What is the exact date handover will commence? At this stage the anticipated handover date will be the beginning of March – we will confirm this to all clients in the coming weeks.

 

Please explain the registration fee?  This is paid to the Dubai Lands Department on your behalf; 2% + 760 AED is the cost levied on you to register your property.
